This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only.
Some features on this portal are incorrect and are required by Airbnb and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement.

As you walk in you will be welcomed by spacious Living Spaces, Large TV and a Formal Dining Area. Full Spacious Kitchen is a short walk further down with more amenities to enjoy. Complimentary Coffee Station and Essentials will be provided to complete your stay.
Our Private 3 Bedrooms/2.5 Baths with extended-living Residence will cater to all your group/family needs.
Fully Equipped Kitchen with all the Cooking Utensils, Microwave, Full Refrigerator, Stove, Oven, Food Blender, Dual Sinks with Hot/Cold water access, and complimentary cooking essentials will be provided.
BBQ Grill is available upon request. Propane is not available. All guests will be responsible for their own exchange propane rate. Additional fees will apply for new propane tank delivery.
Living Spaces include a large sitting area with comfortable seating arrangements for all your group needs. Large TV with complimentary Hulu TV-Live streaming service, and Local channels to give you a great start on your stay. Complimentary HDMI cables to connect to all your personal devices per requests. 2 Sofabeds are available for extended sleeping arrangements.
Master Bedroom includes a Comfortable King Bedroom Suite with private Walk-in Master Bathroom. Complimentary toiletries and bath essentails will be available in each stay. TV available with Hulu-TV Live streaming services.
2nd and 3rd Private Queen Bedrooms share a Full Bathroom with complimentary toiletries and bath essentials. Bedrooms include a plush Queen Bed each with clean comfortable bed linens. Extra towels and bed linens will be provided complimentary for all your needs.
Both Full Bathrooms include complimentary toiletries, amenities and shampoos to complete your stay. Clean and comfortable bathroom towels and essentails will be available for you to enjoy. 3rd Half Bath will be in the main living area.
On-Site stackable washer and dryer are available free of charge with complimentary detergents to give you a fresh stay from beginning to end. Cleaning Supplies are available upon request.

Private 4 Car Driveway Space is available for your privacy and security during your stay. Extended 30ft gated secured driveway available for larger vehicles or trailers. Plenty of free street parking as well.

All registered occupants will have complete access to the property, private driveway space for 4 vehicles and complimentary high-speed Wi-Fi access throughout your stay. Private entry and completely private spaces.
Starter Pack Essentials are included with all itineraries. This will include Travel Size Shampoo/Conditioners, Soaps, Laundry Detergent, Dish Soaps and Trash Bags.
Cooking Essential including Salt/Pepper, Cooking Oils and Seasonings are available per request and as part of a Grocery Deliver Service option. Please send us a message for more details on Grocery Delivery services.
Our check in time is after 4pm and our check out time is at 11am. Please inform us your travel plans so we can prepare accordingly for your stay.

Grocery Stores like Walmart, Whole Foods, Target, Albertsons and Dollar Tree are located within a few miles to our location.
All House Rules and Disclosures Agreements must be signed Electronically for confirmation on all reservations.
Additional $500 Deposits required for registered account Guest under the age of 25 years old or Nevada State Local Residence. No exceptions for deposit holdings.
All Booking Party must have proper Identification to process Check-in. No Third-party Reservation. Only Registered Occupants allowed inside the property.
OCCUPANCY
Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Parties/Special Events/Weddings/etc. are not allowed in or around the unit unless approved in writing by the host. If we discover an event is or has taken place without prior approval, a fee up to $1000 could be assessed, not including additional cleaning fees, damages or incidentals. Any additional guest will incur a $100 fee per night/per guest. Max occupancy is 10. If this rule is violated, the reservation will be canceled, and no refund will be made.
GOOD NEIGHBOR POLICIES
Quite Hours Monday to Sunday begin at 8:00 pm to 8:00 am.
CHECK-IN AND CHECKOUT Check-in is after 4:00 PM, and Checkout is before 11:00 am. Entry private keycodes will not work until 4 pm unless you have paid for early check-in, or pre-approved. There is a $50 per hour late departure fee, unless a late check-out has been previously agreed upon, paid for, and noted on Airbnb Messages by Host. After 2pm Unapproved Checkout time will be considered a Full Daily Rate Charge.
CHILDREN AND PROPERTY RISKS
Adults and registered occupants assume full responsibility for all children on unit premises. Risks include but are not limited to swimming pools (no lifeguard on duty), spas, staircases, kitchen appliances, electrical outlets, curtain cords, sliding doors, open windows, cleaning substances, etc. The owners and or the host are not responsible for these risks.
ANIMAL(S)
Occupants shall not keep or permit to be held in said premises any pet, animal, or bird of any kind without Host/owner permission and appropriate Pet Cleaning Fee. A Pet Cleaning Fee of either $250 is required to comply with Cleaning Standards, which involves carpet cleaning and de-fleeing of the unit upon checkout. The pet fee does not cover any damage caused by the pet, nor does the unintentional damage waiver fee. Occupants will be responsible for all associated costs from pet damage. If the Host/Owner discovers any evidence of a pet without written permission (or pre-paid pet fee), there will be a fee of $500, and the unit will be sprayed for fleas, and the carpets cleaned at the OCCUPANT’S EXPENSE. Please Note: If you pay for the pet fee and decide NOT to bring your pet before your stay, you must let us know BEFORE you check-in. If you notify us after your visit, we will NOT be able to refund you, as we will have already paid to clean as if a pet had been there. All Service Dogs must provide proper Documentation & must be Varified before arrival.
CLEANING FEES & DAMAGES CHARGES
Additional Cleaning Fees and Damage replacement charges can be added on top of the “Standard Cleaning” if additional Cleaning Services are required (Ex. De-smoke, Ozone Machine Rental, Furniture Damage Replacement, Infrastructure Damage repair, Replacement of Bed Linens or Bath Linens because of Dye or Unrecoverable Stains removal, Deep-Clean Oven/Stove treatments, Trash or refuse not removed properly, Deep Cleaning of Furniture due to Pet or Smoke Damage, Excessive Food debris in Bedrooms….) we charge an additional $35/hr to complete these task required and billable by our company Desert Escape Residences LLC only.
ORDINANCES AND STATUES
Occupants shall not violate any ordinance or state law in or about the premises. The premises are rented to Resident for residential purposes only and may not be used by the Resident for any other purpose. Resident shall not violate any Government law in the use of the premises, commit waste or nuisance, annoy, molest, disturb, endanger, or interfere with any other Resident, neighbor, or occupants or neighboring properties. If a complaint is made by a neighbor and/or the police are called, a $2,000 Eviction Fee will be assessed and Termination of Reservation without refund.
TRASH
Trash and refuse shall not be left or stored within public view except sunset of the day before trash pick-up until up to midnight on the day designated for trash pick-up (every Saturday). All trash will be in approved receptacles under Section of the Clark County Municipal Code.
PRIVACY & SECURITY
Host/Owner is not responsible for any lost or stolen items. We strongly advise guests to lock all doors and windows when away from the property. We have provided an Outdoor Video Monitoring alarm system for additional security of the property.
SMOKING
Smoking is prohibited inside or outside the property. This includes the back yard or side yard. If smoke is detected in the unit, there will be a $500 Cleaning Fee to de-smoke the interior of the home. If you must smoke, please smoke by the driveway and dispose of your cigarette buds in the trash bins. If cigarette buds are found inside or in the prohibited areas, and additional cleaning fee will be assigned
ASSIGNMENT AND SUBLETTING
Occupants shall not sublet the rented unit, or any part thereof, or assign the agreement without Host Only’s written consent.
MAINTENANCE
Occupants shall keep and maintain premises in a clean and sanitary condition at all times. Host/Owner will pay for all regular and usual maintenance as needed. If appliances, electronics, etc., malfunction, Host/Owner will attempt to fix and replace the item as soon as possible once notified by Occupant. Ongoing property maintenance may take place during your stay, but will never interrupt your occupancy.
ENTRY AND INSPECTION
Host/Owner shall have the right to enter the premises: a) in case of emergency; b) to make necessary or agreed repairs, decorations, alterations, improvement, supply necessary or agreed services, c) when Occupants has abandoned or surrendered the premises. Except under (a) and (c), entry may not be made other than during regular business hours, and without less than 24 hours prior notice to Registered Occupants. If the Occupants has any concerns about the modems, alarms, or any of the electronics, they must immediately notify Host. No tampering or attempt to repair devices is allowed. If any of these services are disconnected or tampered with, Host will cancel the reservation, and no refund will be given for any remainder of the time.
INDEMNIFICATION
Host/Owner shall not be liable for any damage or injury to Occupants, or any other person, or to any property, occurring on the premises or any part thereof, or in common areas thereof. Registered Occupants agrees to hold Lessor harmless from any damages and/or theft, damage to personal property or loss sustained on the premises, no matter how cause.
PHYSICAL POSSESSION
If Host/Owner is unable to deliver possession of the premises at the commencement hereof, Registered Occupants shall not be liable for any damage caused thereby, and this agreement shall be void or voidable and monies collected will be refunded to Occupants. No worries. We’ve had some interesting guests lately. If Occupants has any complaints about our Airbnb’s Cleanliness, Amenities or property, Occupants must inform us within 24hrs of check-in time to remedy the complaint. By informing us about any issue(s) regarding occupants stay, occupant is authorizing us to enter the Property and remedy any issues that require attention or repair. We will not need approval from occupants to enter the property at anytime to remedy any complaint. We will attempt to notify the occupants if we need to enter the property under a reasonable standard.
VACATION RENTAL INSURANCE We do not provide Vacation Rental or Travel Insurance. We do advice all registered occupants and travelers to purchase their own travel insurance for liability or cancelation disputes with of our disclosure agreement.
SPECIFIC PROPERTY TERMS and CONDITIONS
Occupants acknowledges that this property has a spa. THE OCCUPANT ACKNOWLEDGES THAT THE SPA AND AREAS SURROUNDING THE SAME ARE INHERENTLY DANGEROUS AND CAN RESULT IN SERIOUS INJURY, DROWNING, OR DEATH. Therefore, the Occupants will assume this risk and exercise great caution when using the outdoor spa. The registered occupants hereby agrees to supervise children, non-swimmers and/or guests with physical or mental limitations and all others using the spa and/or spa area and to take full responsibility for their supervision. The registered occupants agrees to use the spa entirely at the renter’s own initiative, risk, and responsibility. The registered occupants does hereby remise, release and forever discharge the Property Owner, Host/Owner, successors, employees or representatives, officially or otherwise, from any and all claims, demands, actions or causes of action, on account of the death or injury to the undersigned or any family members of the renter or other tenants, permitees, spa users, guests or invitees arising from or in any way related or incidental to the use of the spa or surrounding grounds. The registered occupants further agrees to indemnify and hold harmless the Owner, property manager, and booking agency, their respective agents, employees and representatives from any expenses, attorneys fees or damages of any kind or nature which may arise out of the use of the spa or its surrounding area by any person during the period of the undersigned’s stay. This legal instrument may be pleaded as a complete defense to any action or other proceeding, which may be brought, instituted, or taken by the occupants, the occupants family, other occupants invitees or pool users in breach of this instrument. No pets are allowed in the spa area. This Agreement shall be binding upon the heirs, personal representatives, executors, administrators, successors and assigns of the parties during the stay.
