I would highly recommend this place for your next stay in Vegas. The house was clean and the management staff was very communicative whenever we needed anything.
This is such a great home, it’s beautiful and spacious for larger groups. Communication was such a breeze! Would definitely stay here again!
Everyone who helped us was so kind!! When we arrived, the check in process was so simple and the house was spotless. It’s also super cute and felt like a home! They also made sure to leave plenty of towels easily accessible and (my favorite part) they left so many drinks for us! One of my friends was SUPER excited that they left some Mountain Dew for her to enjoy. Overall we had a great experience and look forward to coming back 🙂

We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property.
This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only. Some features on this portal are incorrect and are required by Airbnb and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement.

As you walk in you will be welcomed by spacious Living Spaces, Large TV, and Formal Dining Area. Full Spacious Kitchen is a short walk further down with further amenities to enjoy. Complimentary Coffee Station and Essentials will be provided to complete your stay.

Optional Heated Outdoor Pool and Spa! Heated Jacuzzi Spa is included in every stay. 15,000+ Gallon of Saltwater pool is available all year round!

Our Private 6 Bedrooms/3 Bath Residence will cater to all your group/family needs.

Fully Equipped Kitchen with all the Cooking Utensils, Microwave, Full Refrigerator, Stove, Oven, Food Blender, Dual Sinks with Hot/Cold water access, and complimentary cooking essentials will be provided.

Living Spaces will include a large sitting area with comfortable seating arrangements for all your group needs. Large TV with complimentary Hulu TV-Live streaming service, and Local channels to give you a great start on your stay. Complimentary HDMI cables to connect to all your personal devices per requests.

Master Bedroom will include a Comfortable Posturepedic Dual King Beds Bedroom Suite with private Walk-in Master Bathroom. Complimentary toiletries and bath essentails will be available in each stay. TV available with Hulu-TV Live streaming services.

2nd Private King Bedroom will share a Full Bathroom with complimentary toiletries and bath essentials. Bedroom include a Cozy Queen Bed with clean comfortable bed linens. Guest access
The Residence is completely used for the tranquility of each occupancy only. Private Entry with Secured and Fast Wi-Fi for every stay. All details for your complete privacy will be provided at arrival for your convenience.

Only Registered Occupants are allowed to use the property. Any Occupancy or House Rules violations will terminate the stay without refund and any additional fees associated with the violation.

Starter Pack Essentials are included with all itineraries. This will include Travel Size Shampoo/Conditioners, Soaps, Laundry Detergent, Dish Soaps and Trash Bags.

Cooking Essential including Salt/Pepper, Cooking Oils and Seasonings are available per request and as part of a Grocery Deliver Service option. Please send us a message for more details on Grocery Delivery services. Other things to note Check-In Time is after 4pm-12am Checkout Time is before 10am

Please provide as much travel details required so we can prepare accordingly for each stay. If you need any special assistance or requests please send us a message via Airbnb.

Quiet Hours are from 9pm-8am. All patio lights and pool equipment will shut down after 9pm. Please see listed House Rules for more details and fees.

Breakfast, Transportation and Grocery Pick up services be provided at additional fees.

Seasonal Pool Heating Service Fees:

Winter Season (November- February): There a $250 Startup Fee (1st Day) and $100/Day (Days following) Utility Heating Service Fee for optional Pool Heating. 48hrs Notice is required to request Heating

Summer Season (March-October): There is a $100/Day Utility Heating Service Fee for optional Pool Heating. 48hr Notice is required to request Heating.

Jacuzzi Spa Heating is included in the stay. Spa is Preset Remotely. You may request these times to change between 4hr intervals and operating hours. Quiet Hours are from 9pm-8am.

Complimentary Coffee and Tea is provided for each stay. We do have many additional options to add to your stay for an additional fee including: Continental Breakfast, Hot Breakfast, Grocery Store Delivery, Meal Chefs and much more. Please inquire for more details!

Maximum Vehicles Parked in the property is 4 total. No Street Parking allowed. Vehicles may be towed at owner’s expense.

Conveniently located to Silverado Ranch/Las Vegas- South area! Our Residence is in the suburbs of residential living within an established and peaceful neighborhood.

We are located 5 miles to South Las Vegas Strip and 9 miles to the Downtown Fremont.

Our neighborhood is quiet and peaceful with amazing characters from all all age groups. Our Residences was built in the early 2000s in the middle of 2005s built homes of Las Vegas. We love living in Las Vegas where everyone is different and full of welcoming neighbors, specially if they’re willing to strike up a conversation. No two people are the same in Vegas.

Commuting to Las Vegas Strip is within minutes of our location. Fremont Street Experience, Eastside District, Art District, McCarran Intl Airport and Allegiant Stadium are all within minutes driving distance.

Getting around

We encourage having a personal vehicle.

Uber/Lyfts are available 24/7. Prices and Availability are based by demand.

We do provide additional discounts for TURO Car Rental and First Time Lyft/Uber users.

Additional rules

All House Rules and Disclosures Agreements must be signed Electronically for confirmation on all reservations. All Occupants and renters acknowledge and agree to comply with all listed House Rules and Agreement on confirmation of reservation.

Additional $1000 Deposits required for All Guests under the age of 25 or Clark County Local occupants. No exceptions for deposit holdings.

All Booking Party must have proper Identification to process Check-in. No Third-party Reservation. Only Registered Occupants allowed inside the property.

Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Parties/Special Events/Weddings/etc. are not allowed in or around the unit unless approved in writing by the host. If we discover an event is or has taken place without prior approval, a fee up to $4,000 could be assessed, not including additional cleaning fees, damages or incidentals. Any additional guest will incur a $200 per night/per guest. Max occupancy is 26 people including minors. If this rule is violated, the reservation will be immediately terminated without refund.

Quite Hours Monday to Sunday begin at 9:00 pm to 8:00 am. Outdoor Lights will turn off during Quiet Hours.

CHECK-IN AND CHECKOUT Check-in is after 4:00 PM, and Checkout is before 10:00 am. Entry private key codes will not work until 4 pm unless you have paid for early check-in, or pre-approved. There is a $100 per hour late departure fee, unless a late check-out has been previously agreed upon, paid for, and noted on Airbnb Messages by Host. After 2pm Unapproved Checkout time will be considered a Full Daily Rate Charge.

Adults and registered occupants assume full responsibility for all children on unit premises. Risks include but are not limited to swimming pools (no lifeguard on duty), spas, staircases, kitchen appliances, electrical outlets, curtain cords, sliding doors, open windows, cleaning substances, etc. The owners and or the host are not responsible for these risks, liability or death.

Renter shall not keep or permit to be held in said premises any pet, animal, or bird of any kind without Host/owner permission and appropriate Pet Cleaning Fee. A Pet Cleaning Fee of either $250 is required to comply with Cleaning Standards, which involves carpet cleaning and de-fleeing of the unit upon checkout. The pet fee does not cover any damage caused by the pet, nor does the unintentional damage waiver fee. Renter will be responsible for all associated costs from pet damage. If the Host/Owner discovers any evidence of a pet without written permission (or pre-paid pet fee), there will be a fee of $500, and the unit will be sprayed for fleas, and the carpets cleaned at the RENTER’S EXPENSE. Please Note: If you pay for the pet fee and decide NOT to bring your pet before your stay, you must let us know BEFORE you check-in. If you notify us after your visit, we will NOT be able to refund you, as we will have already paid to clean as if a pet had been there. All Service Dogs must provide proper Documentation & must be Varified before arrival.

Additional Cleaning Fees and Damage replacement charges can be added on top of the “Standard Cleaning” if additional Cleaning Services are required (Ex. De-smoke, Ozone Machine Rental, Furniture Damage Replacement, Infrastructure Damage repair, Replacement of Bed Linens or Bath Linens because of Dye or Unrecoverable Stains removal, Deep-Clean Oven/Stove treatments, Trash or refuse not removed properly, Deep Cleaning of Furniture due to Pet or Smoke Damage, Excessive Food debris in Bedrooms….) we charge an additional $50/hr to complete these task required and billable by our company Desert Escape Residences LLC only.

Renter shall not violate any ordinance or state law in or about the premises. The premises are rented to Resident for residential purposes only and may not be used by the Resident for any other purpose. Resident shall not violate any Government law in the use of the premises, commit waste or nuisance, annoy, molest, disturb, endanger, or interfere with any other Resident, neighbor, or occupants or neighboring properties. If a complaint is made by a neighbor and/or the police are called, a $4,000 Eviction Fee will be assessed and Termination of Reservation without refund.

Trash and refuse shall not be left or stored within public view except sunset of the day before trash pick-up until up to midnight on the day designated for trash pick-up (every Thursday). All trash will be in approved receptacles under Section of the City and County Municipal Code.

Host/Owner is not responsible for any lost or stolen items. We strongly advise guests to lock all doors and windows when away from the property. We have provided an Outdoor Video Monitoring alarm system for additional security of the property only. Contracted Personal/Security will routinely monitor security footage and drive to property for property security only.

Smoking is prohibited inside or outside the property. This includes the back yard or side yard. If smoke is detected in the unit, there will be a $500 Cleaning Fee to de-smoke the interior of the home. If you must smoke, please smoke by the driveway and dispose of your cigarette buds in the trash bins. If cigarette buds are found inside or in the prohibited areas, and additional cleaning fee will be assigned Additional Fees can be added for any smoke damage.

ASSIGNMENT AND SUBLETTING Renter shall not sublet the rented unit, or any part thereof, or assign the agreement without Host Only’s written consent.

Renter shall keep and maintain premises in a clean and sanitary condition at all times. Host/Owner will pay for all regular and usual maintenance as needed. If appliances, electronics, etc., malfunction, Host/Owner will attempt to fix and replace the item as soon as possible once notified by Renter. Ongoing property maintenance may take place during your stay, but will never interrupt your vacation

Host/Owner shall have the right to enter the premises: a) in case of emergency; b) to make necessary or agreed repairs, decorations, alterations, improvement, supply necessary or agreed services, c) when Renter has abandoned or surrendered the premises. Except under (a) and (c), entry may not be made other than during regular business hours, and without less than 24 hours prior notice to Renter. If the renter has any concerns about the modems, alarms, or any of the electronics, they must immediately notify Host. No tampering or attempt to repair devices is allowed. If any of these services are disconnected or tampered with, Host will cancel the reservation, and no refund will be given for any remainder of the time.

Host/Owner shall not be liable for any damage or injury to Renter, or any other person, or to any property, occurring on the premises or any part thereof, or in common areas thereof. Renter agrees to hold Lessor harmless from any damages and/or theft, damage to personal property or loss sustained on the premises, no matter how cause.

If Host/Owner is unable to deliver possession of the premises at the commencement hereof, Lessor shall not be liable for any damage caused thereby, and this agreement shall be void or voidable and monies collected will be refunded to Renter. No worries. We’ve had some interesting guests lately. If guest has any complaints about our Airbnb’s Cleanliness, Amenities or property, guest must inform us within 24hrs of check-in time to remedy the complaint. By informing us about any issue(s) regarding Guest’s stay, guest is authorizing us to enter the Property and remedy any issues that require attention or repair. We will not need approval from guest to enter the property at anytime to remedy any complaint. We will attempt to notify the guest if we need to enter the property under a reasonable standard.

We do not provide Vacation Rental or Travel Insurance. We do advice all renters and occupants to purchase their own travel insurance for liability or cancellation disputes with of our rental agreement. All travel liabilities, Death or incidentals are renters or occupants full responsibility.

Renter acknowledges that this property has a swimming pool and spa. THE RENTER ACKNOWLEDGES THAT THE SWIMMING POOL AND AREAS SURROUNDING THE SAME ARE INHERENTLY DANGEROUS AND CAN RESULT IN SERIOUS INJURY, DROWNING, OR DEATH. Therefore, the renter will assume this risk and exercise great caution when using the pool or outdoor spa. The Renter hereby agrees to supervise children, non-swimmers and/or guests with physical or mental limitations and all others using the pool, spa and/or pool area and to take full responsibility for their supervision. The renter agrees to use the pool, and spa entirely at the renter’s own initiative, risk, and responsibility. The renter does hereby remise, release and forever discharge the Property Owner, Host/Owner, successors, employees or representatives, officially or otherwise, from any and all claims, demands, actions or causes of action, on account of the death or injury to the undersigned or any family members of the renter or other tenants, permitees, pool users, guests or invitees arising from or in any way related or incidental to the use of the swimming pool or surrounding grounds. The renter further agrees to indemnify and hold harmless the Owner, property manager, and rental agency, their respective agents, employees and representatives from any expenses, attorneys fees or damages of any kind or nature which may arise out of the use of the swimming pool or its surrounding area by any person during the period of the undersigned’s stay. This legal instrument may be pleaded as a complete defense to any action or other proceeding, which may be brought, instituted, or taken by the renter, the renter’s family, other tenant invitees or pool users in breach of this instrument. No pets are allowed in the pool or pool area. This Agreement shall be binding upon the heirs, personal representatives, executors, administrators, successors and assigns of the parties hereto.

-Seasonal Fees:

This fee needs to be paid 24hrs before arrival confirmation. Energy Service Fee does not guarantee a heated pool. The service fee is to outweigh the cost of the pool heating system’s energy consumption during the stay. Energy Service Fee is non-refundable. Airbnb Service Fees and Municipal Taxes are not included with the Heated Pool Option Service. All Fees are subject to Municipal, Local Government Taxes.

State of Nevada does collect sales tax. Sales Taxes are subject to any services or purchases bought during the stay. Please refer all taxes percentage to the state of Nevada tax authorization.

By accepting, you are agreeing to all terms and conditions in this Reservation Agreement, as well as all charges applicable to this reservation. These charges include but are not limited to a turnover fee, taxes, travel insurance, an unintentional damage fee, a pet fee, and an event fee. All Fees or fines are subject to Municipal, Local Government Taxes.
