Welcome to our beautiful vacation home in Las Vegas! Our spacious four-bedroom, two and a half bathroom home is perfect for any getaway.

I would highly recommend this place for your next stay in Vegas. The house was clean and the management staff was very communicative whenever we needed anything.
This is such a great home, it’s beautiful and spacious for larger groups. Communication was such a breeze! Would definitely stay here again!
Everyone who helped us was so kind!! When we arrived, the check in process was so simple and the house was spotless. It’s also super cute and felt like a home! They also made sure to leave plenty of towels easily accessible and (my favorite part) they left so many drinks for us! One of my friends was SUPER excited that they left some Mountain Dew for her to enjoy. Overall we had a great experience and look forward to coming back 🙂

We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property.
This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only.
Some features on this portal are incorrect and are required by Airbnb and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement.


Our private residential home will include a tranquil and peaceful stay will all the amenities included to complete your travel needs.

As you walk in you will be welcomed by spacious Living Spaces, Large TV, and Formal Dining Area. Full Spacious Kitchen is a short walk further down with further amenities to enjoy. Complimentary Coffee Station and Essentials will be provided to complete your stay.

Our Private 2 Bedrooms/2.5 Bath with Loft Residence will cater to all your group/family needs.

Fully Equipped Kitchen with all the Cooking Utensils, Microwave, Full Refrigerator, Stove, Oven, Food Blender, Dual Sinks with Hot/Cold water access, and complimentary cooking essentials will be provided.

BBQ Grill is available for your request. Propane is not available. All guests will be responsible to do their own exchange propane rate. Additional fees do apply for delivered new propane tank.

Living Spaces will include a large sitting area with comfortable seating arrangements for all your group needs. Large TV with complimentary Hulu TV-Live streaming service, and Local channels to give you a great start on your stay. Complimentary HDMI cables to connect to all your personal devices per requests.

Master Bedroom will include a Comfortable Queen Bedroom Suite with private Walk-in Master Bathroom. Complimentary toiletries and bath essentails will be available in each stay. TV available with Hulu-TV Live streaming services.

2nd Private Queen Bedroom will share a Full Bathroom with complimentary toiletries and bath essentials. Bedroom include a Cozy Queen Bed with clean comfortable bed linens. Extra towels and bed linens will be provided complimentary for all your needs.

Both Full Bathrooms will include complimentary toiletries, amenities and shampoos to complete your stay. Clean and comfortable bathroom towels and essentails will be available for you to enjoy. 3rd Half Bath will be on the first floor main living area.

On-Site Laundry Units will be available with complimentary detergents to give you a fresh stay from beginning to end.

Additional Complimentary bedding and pillows will be provided when requested.

Private 2 Car Garage Space is available for your privacy and security during your stay.

Peace, Privacy, and Tranquility is what our Residence will include in all reservations. We truly hope you enjoy and love our Residence as much as we do.

Guest access

All Registered Occupants will have complete access to the property, Private Garage Space for 2 vehicles, and complementary secured Wi-Fi connection throughout the whole time.

Starter Pack Essentials are included with all itineraries. This will include Travel Size Shampoo/Conditioners, Soaps, Laundry Detergent, Dish Soaps and Trash Bags.

Cooking Essential including Salt/Pepper, Cooking Oils and Seasonings are available per request and as part of a Grocery Deliver Service option. Please send us a message for more details on Grocery Delivery services.

Other things to note

Our check in time is after 4pm and our check out time is at 11am. Please inform us your travel plans so we can prepare accordingly for your stay.

Breakfast, Transportation and Grocery Pick up services be provided at additional fees.

Outdoor Spa Maintenance Schedule: Mid Week between 8-11am.

Conveniently located to Silverado Ranch/Las Vegas- South area! Our Residence is in the suburbs of residential living within an established and peaceful neighborhood.

We are located 5 miles to South Las Vegas Strip and 8 miles to the Downtown Fremont.

Our neighborhood is quiet and peaceful with amazing characters from all all age groups. Our Residences was built in the early 2000s in the middle of 2000s built homes of Las Vegas. We love living Las Vegas where everyone is different and full of welcoming neighbors, specially if they’re willing to strike up a conversation. No two people are the same in Vegas.

Commuting to Las Vegas Strip is within minutes of our location. Fremont Street Experience, Eastside District, Art District, McCarran Intl Airport and Allegiant Stadium are all within minutes driving distance.

Getting around

We do recommend having a personal vehicle to commute within the City. There are so many local attractions and beautiful parks available to visit year-round!

There is Uber/Lyft Available 24/7 in the city. Commuting times and rates depend on traffic hours and demand.

All House Rules and Disclosures Agreement must be completed and signed before arrival.

All registered Guest must be 25 years or older. Any Airbnb Account Owner under the age of 25 years old will be required an additional deposit of $500.00. Deposit is refunded if no House Rules Violation, Excessive Cleaningliness and/or Occupancy Violation are noted.

WHAT IS SUPPLIED: The property is fully furnished and set up with bedspreads, linens, blankets, pillows, towels, an equipped kitchen, laundry room, big screen TVs, central heat and air conditioning, streaming TV service, high-speed internet, and patio furniture.

INSPECTION OF PROPERTY: The Host routinely monitors the property to keep it in good repair. Upon arrival, guests should promptly report to Host any damage to the property, its contents, mechanical failures, or any other issues. Hosts will make every reasonable effort to repair and resolve any issue immediately. Failing such report, Manager will assess any damages at the end of the reserved period as the guest’s liability.

2. CHECK IN/CHECK OUT: Check-in will be after 4:00 p.m. on the arrival date. EARLY CHECK IN IS ALLOWED ONLY WHEN THE PROPERTY IS CLEANED AND READY FOR USE AND PRIOR APPROVAL IS REQUIRED. Keycodes WILL NOT be issued unless a signed copy of this agreement is in the possession of Host or Manager’s representative, and all amounts due are paid in full. Check-out on the date of departure will be by 11:00 a.m. THERE IS AN EXTRA CHARGE FOR LATE CHECK OUT AND PRIOR APPROVAL IS NEEDED. A $50 per hour fee will be charged for each hour (or portion thereof) past the required check out time. These charges will be withheld from the Security Deposit.

3. SECURITY DEPOSIT: *THE SECURITY DEPOSIT IS DUE IN FULL VIA CREDIT CARD, CASH OR CLEARED FUNDS BEFORE CHECK-IN. The security deposit will be refunded within 14 days of scheduled check-out date, less the cost of repair of any damage to the Property or its contents, the cost of replacement of any missing items, and any other charges described elsewhere in this agreement.

4. CANCELLATION: If Member cancels the use period described in this agreement (either before or during the use period), fails to check in, or checks out early, there will be no return of the capital contribution. Manager has discretion to return any contributions, less a $100 administrative fee, will be paid to Member. This provision applies regardless of the reason for Member’s actions.

5. OCCUPANCY LIMITS: Above Member is an adult and will sleep overnight at the Property during each night the Property will be occupied by any person during the use period. No keycodes will be issued to anyone who is not an adult. Other occupants will be family members, friends or responsible adults, and the total number of occupants is absolutely limited to two (2) persons per bedroom, and 1 person per 70 square feet in common areas per building code. If the Property is occupied during any night of the use period while Member is not physically present, or if the maximum number of permitted occupants is exceeded, the use will be terminated immediately without prior notice or an opportunity to cure the violation. Fines of $2,000 per incident will be forwarded to the reservation if occupancy limits are violated. Total number of occupants allowed is 9 people total at any given time.

6. PETS: Pets and/animals are not allowed on the Property unless approved in advance by Host and compliance with all additional deposits and terms occurs. If a non-approved pet is present on the Property at any time during the use period, the use will be terminated immediately without prior notice or an opportunity to cure the violation. $500 Pet Fee will be forward to the reservation for any violations or damage incident and will be withheld on the deposit.

7. CLEANING: The Property will be inspected and cleaned after Member’s departure; however, Member is required to wash all dishes and cookware and place all refuse in refuse containers. If Member does not fulfill these responsibilities, Company will charge $35 per hour for time spent performing these tasks. This charge will be withheld from the Security Deposit.

8. MOVEMENT OF FURNISHINGS: Member shall not rearrange or move furnishings within the Property. If a violation of this provision is discovered during the use period, the use will be terminated immediately without prior notice or an opportunity to cure the violation. If a violation of this provision is discovered after the use period, Company will charge $50 per hour for time spent restoring furnishings to their prior positions. This charge will be withheld from the Security Deposit.

9. MALFUNCTIONS OF INTERNET, TELEPHONE OR ENTERTAINMENT AMENITIES: If the internet service, telephone, television, or any other entertainment amenity, malfunctions during the use period, Owner will use his/her best efforts to have the problem corrected as quickly as possible. However, Member recognizes that periodic malfunctions are unavoidable and beyond Owner’s control, and assumes the risk that such an item may not work during all or a portion of the use period. Member understands and agrees that such a malfunction shall not entitle Member to cancel this agreement, or to receive a refund of any payments or tax.

10. TERMINATION: If Member or any member of his/her party violates any of the terms of this agreement, or interferes with a neighbor’s rights to quiet enjoyment of his/her property, the use will be terminated immediately without prior notice or an opportunity to cure the violation. In the event of termination, Member will be required to vacate the Property immediately, and Member hereby authorizes Company and Company’s representative to enter the Property and remove the belongings of Member and other occupants. There will be no refund of any rent or tax if this agreement is terminated.

11. HOLD HARMLESS: Company disclaims all liability for inconvenience, and for loss, damage or injury to persons or property, arising from (i) any defects in the Property or its contents, (ii) interruption in any service or utility, and (iii) weather conditions, natural disasters, acts of God, or other reasons beyond Company’s control. Member, for himself/herself and his/her guests, and for their respective successors in interest, fully releases and discharges Company from any and all claims, demands and causes of action based upon inconvenience, loss, damage or injury described in the preceding sentence, or otherwise arising from occupancy of the Property, including accidents, allergic reactions, or other health problems.

12. HAZARDOUS MATERIALS: Member understands that no special efforts have been made to “childproof” the Property. Member accepts the risk of harm to any children that Company allows on the Property. It is unknown if there are hazardous materials present that will affect Member or Member’s guests, either inside, outside or on nearby property. Hazardous substances can include cleaning chemicals, detergents, washing soaps, paint, personal hygiene products, lawn and garden chemicals, fertilizers, pest control chemicals or products, chlorine and pool cleaning products and a variety of indoor or outdoor air pollutants.

13. DAMAGES: Member and Credit Card Holder hereby authorize Manager to charge the credit card on file and withhold amounts of the security deposit for theft, extraordinary cleaning, or damage during use beyond normal wear or tear. In the event that such theft or damages occurs, or extraordinary cleaning is required, an invoice will be sent within fifteen (15) days and credit card will be charged.

14. SMOKING/ILLEGAL-SUBSTANCE: This is a non-smoking property and smoking is strictly prohibited inside the home. Any violation will result in User(s) being charged an additional fee of $500.00 per day, plus the expense of any odor removal from furniture, carpet and walls. Smoking is not permitted outside the property. No State or Federally Illegal activities or substances are permitted in the property. We will forward all guests information to the property authorities for any illegal activities.

15. DISTURBANCES: This property is situated in a residential, family community governed by a Neighborhood Association. Making noise, such as music or loud voices, between 8PM and 8 AM is prohibited and a public nuisance. Noise after 8 PM on Sundays through Thursdays is strictly regulated. Violations of these policies result in a $500 fee per incident, and if neighbors call Code Enforcement to resolve issues then a $2,000 fee is imposed.

16. PARKING: No more than 4 vehicles are permitted on the property. The Association requires that cars parked at the curb may only be parked in front of the property and not in front of neighbors’ homes. Any violation may be subject to fees and/or towing, which the user accepts.

17. DEFAULT: Members and all other Guests will be required to vacate the premises and forfeit the use and cleaning fees for any of the following:
A. Use exceeding the sleeping capacity stated in this agreement.
B. Guests exceeding the property capacity stated in this agreement.
C. Use of the premises for any illegal activity.
D. Causing damages to the premises used or to any of the neighboring properties.
E. Any other acts which interfere with neighbors’ right to quiet enjoyment of their property. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the use agreement and forfeiture of the use and cleaning fees.

18. ADDITIONAL TERMS AND CONDITIONS: This agreement contains the entire agreement of the parties relating to use of the Property. Should any individual provision or any part of any provision be or become void, illegal or unenforceable, the validity of the remaining provisions hereof shall in no way be affected, and the problematic provision shall be replaced by one that is most consistent with the sense, spirit and purpose of this agreement. The exclusive governing law for this agreement and for use of the Property, and the exclusive venue for dispute resolution, is the Clark County, Nevada. In any dispute arising from this agreement or use of the Property, the prevailing party shall be entitled to recover his/her costs and expenses, including reasonable attorney fees.

19. PAYMENT BY CHECK: we do not accept checks.

20. MEMBER ACCEPTANCE AND CREDIT CARD AUTHORIZATION: By confirming your stay, Members acknowledges that they have carefully read every paragraph of this agreement, and unconditionally agrees to adhere to all of its terms and conditions. Member further agrees that Company may charge Member’s credit card for the use amount, security deposit, and any excess charges authorized under this agreement.

Occupants acknowledges that this property has a spa. THE OCCUPANT ACKNOWLEDGES THAT THE SPA AND AREAS SURROUNDING THE SAME ARE INHERENTLY DANGEROUS AND CAN RESULT IN SERIOUS INJURY, DROWNING, OR DEATH. Therefore, the Occupants will assume this risk and exercise great caution when using the outdoor spa. The registered occupants hereby agrees to supervise children, non-swimmers and/or guests with physical or mental limitations and all others using the spa and/or spa area and to take full responsibility for their supervision. The registered occupants agrees to use the spa entirely at the renter’s own initiative, risk, and responsibility. The registered occupants does hereby remise, release and forever discharge the Property Owner, Host/Owner, successors, employees or representatives, officially or otherwise, from any and all claims, demands, actions or causes of action, on account of the death or injury to the undersigned or any family members of the renter or other tenants, permitees, spa users, guests or invitees arising from or in any way related or incidental to the use of the spa or surrounding grounds. The registered occupants further agrees to indemnify and hold harmless the Owner, property manager, and booking agency, their respective agents, employees and representatives from any expenses, attorneys fees or damages of any kind or nature which may arise out of the use of the spa or its surrounding area by any person during the period of the undersigned’s stay. This legal instrument may be pleaded as a complete defense to any action or other proceeding, which may be brought, instituted, or taken by the occupants, the occupants family, other occupants invitees or pool users in breach of this instrument. No pets are allowed in the spa area. This Agreement shall be binding upon the heirs, personal representatives, executors, administrators, successors and assigns of the parties during the stay.
