Welcome to our beautiful and modern studio apartment in the heart of Las Vegas! Our studio is located just a short walk away from the Las Vegas Strip, Downtown, and the Arts District, making it the perfect place to stay for anyone looking to explore all that the city has to offer.
As soon as you step inside our studio, you’ll be greeted by a bright and airy space that’s been thoughtfully designed with your comfort in mind. The studio features a comfortable queen-size bed with plush bedding, allowing you to get a great night’s sleep after a long day of exploring. There’s also a cozy seating area with a flat-screen TV, perfect for relaxing and unwinding.
One of the best features of our studio is the fully equipped kitchenette, which includes a mini-fridge, microwave, toaster, and coffee maker. Whether you’re in the mood for a quick snack or a full meal, you’ll have everything you need to prepare your favorite foods. There’s also a small dining table where you can enjoy your meals or use as a workspace.
The full shower bath is bright and clean with plenty of fresh towels and starter toiletries provided. You’ll have everything you need to feel refreshed and ready to take on the day.

We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property.
This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only. This is not a short term rental.
Some features on this portal are incorrect and are required by Airbnb and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement.

Starter Pack Toiletries include: Shampoo/Conditioner Individual sets, Toilet Paper, Paper Towel Roll, Dish Soaps and Individual Coffee Packs, and Salt/Pepper packets. Any additional items needed will require a grocery delivery services.
Breakfast, Transportation and Grocery Pick up services be provided at additional fees.

Even though we are in a safe and peaceful neighborhood we do ask all guest(s) to comply to all our House Rules and agreements. By accepting to book our Rental Property, you agree that rental property owners are not liable or responsible for any personal property damages or liability to any person occupying the property. You must call and inform the Airbnb Host for any incident(s) that does happen during your stay. All registered account owners must be 25 years or older. Anyone under the Age of 18-25 must submit a deposit of $200 for incidentals. Deposit will be returned 14 days after your checkout. All Booking Party must have proper Identification to process Check-in. No Third-party Reservation. Only Registered Occupants allowed inside the property. All occupants must be registered within the property listing for local regulations and HOA regulations. Check-in time is 4pm. Check-out time is 11am. (please inform your Host when you have completed your departure) Unapproved Late Checkout: $50 per hour charge on the credit on file without refund. After 2hrs of unapproved possession of the home, guests will be charged $200 per day. All Local/NV State Guests: Guests must send a message for pre-approval prior to confirming a stay. $200 Security Deposit must be entered on Airbnb Resolution payment before check-in confirmation. All guests must agree to our House Rules and Disclosures before check-in date and sign these agreements electronically by email. Picture of Identification Card to match Registered Guest & Picture of the vehicle license plate number is required for each reservation. Any Unregistered occupant(s) inside the home will be charged $100 per person/ per night. Excessive Cleaning Charges: guests will be charged for excessive cleaning required after checkout. Including the regular Cleaning Fee, you will be charged $65/hr from our Desert Escape Services company to provide cleaners to complete additional Cleaning and Sanitizing required after checkout. Excessive cleaning may include: taking out excessive trash, discarding illegal narcotics/substances, excessive linen stain removal, required dry cleaning services for linens, animal feces removal, deep cleaning of any appliance or furniture, smoke/oder smell removal, rearrangement of furniture, and furniture repair. Please have noise level low for neighboring residents. No loud or obstruct music between 8pm-8am. We most respect our neighbors. Any neighboring complaints after hours will immediately terminate the reservation without refund. Any incident requiring for physical in-person notice or removal because of any continued violations, you will be charged $500 per incident by our Desert Escape Services company. We do not allow the following activities in our Airbnb: -No Parties -No Illegal Activities -No Weapons of any kind -No Disruptive Behaviors -No Smoking/ No E-Cigarettes/ No Marijuana substance inside or outside our Airbnb is allowed. *Marijuana is still Federally illegal and can be prosecuted Federally in a hospitality stay. No Marijuana/illegal drugs in our Airbnb. Any rules broken will cancel booking with no refund, and guest information will be forwarded to the proper authorities. Smoking Damages: Additional cleaning fee of $500 per night will be added to any booking when smoking is evident in the Airbnb. Additionally Cleaning Fees by our Escape Travel Club and/or Desert Escape Services can be applied to remedy the smoke damage. Please see additional Cleaning Fees listed. Guest(s) who bring more additional occupants to the number of guest request must let us know ahead of time. Maximum occupancy to our house is 2 people. Las Vegas City Ordinance will not allow more occupants in our Airbnb. You can be fine by the city if any city ordinance are broken or your booking will be canceled with no refunds. Fess of $2,000 from the will be given directly to the guest for not following any City Rules and Codes. Any occupancy violations will immediately terminate the reservation without refund. Pet Cleaning and Rules: We do allow domestic pets inside the Airbnb. All pets must be House Trained or Supervised at all times. All pets must be secured when being on the patio or outside property areas. Any pet damages or expenses will be forwarded to the guest including but not limited to the following: Urine Damages, Claw Scratching Damages, Furniture Damage, Wall repairs, pet medical expenses or unfortunate death of the animal. Pet owners are fully responsible of all incidents regarding the pet and it’s well-being. Maximum 2 Pets and Under 25lbs. No access to the backyard. Only dog relief with supervision only in the patio area. Energy Efficiency: Summer Settings A/C temperature is set between 73/78°F during the Night/Day for energy conservation. Central Heating temperatures is set 60/65°F during the Night/Day for energy conservation. (If we need to override the settings for medical reasons, please let us know ahead of time during the booking process to see if we can accommodate certain requirements.) Parking: Only Street Parking available. All vehicles owners are fully responsible of any City Code Enforcement violations or parking regulations. This is an Attached Suite-Apartment Unit with completely private entry and no shared entry points. Utility Services/Unforseen Events: Guests fully understand Utility services are controlled independently and can be interrupted for any unfortunate event. Utilities includes electrical, cable, wifi, heating, cooling and property infrastructure. Hosts will try to mediate all incidents as quickly as possible with designated independent contractors or Utility Companies. If any of these unforseen incidents do occur, guests must notify Host immediately and allow for opportunity to repair or fix any incident. If guest has any complaints about our Airbnb’s Cleanliness, Amenities or property, guest must inform us within 24hrs of check-in time to remedy the complaint. By informing us about any issue(s) regarding Guest’s stay, guest is authorizing us to enter the Property and remedy any issues that require attention or repair. We will not need approval from guest to enter the property to remedy any complaint. Please dial 911 for any police, fire, or medical emergency that may occur. We have secured motion-sensing video monitoring 24hrs outside the front door, driveway & patio. Please do not tamper or destroy the security device. The device is for safety of the property. No video recordings, pictures, movie productions, or reselling for personal gains or profiting from our Airbnb property is permitted without the consent and approval from host and private property owners. No private mail or third-party shipping allowed. Please forward all private mail to our local Post Office. All guests are encouraged to independently purchase Travel Insurance for all stays. Our Cancelation policies with be followed. No refunds available for same day bookings or on Day of Arrival cancelations requests. Any violations to these House Rules ans Terms of Agreements will immediately terminate the reservation without refund and additional fees will apply to the guest for resolution. We respect our guest needs and try to make every guest feel as comfortable and safe as possible. This is our home so please respect it since you will being enjoying it too.
